Born in Los Cerritos, Baja California Sur, XKANA is an eco-modular luxury housing development. Offering something rare in a landscape shaped by rapid growth, we offer innovation and rootedness. We created XKANA to meet the rising demand for quality housing stock with reverence—for the land, the climate, and the ancestral memory of this place.
The name XKANA carries deep symbolism. In Mesoamerican languages, kana means “to protect,” while the x gestures toward intimacy, origin and importance. Together, they form “the place that safeguards what is essential.” The name also echoes Skana—the Haida word for orca, a seasonal traveler between the north and the south Pacific. Like the orca, XKANA is a point of migration and haven: a refuge shaped by movement, memory, and myth.

BEHIND THE ARCHITECTURE
XKANA’s architecture speaks in the language of its surroundings—rough concrete softened by time and tide. Rooted in eco-brutalist principles, each villa is designed not to dominate, but to belong—to the desert wind, to the shifting of the light, to the quiet pulse of the land.
Its modular form allows for adaptability, efficiency, and clarity of purpose. Materials are chosen with intention: cast concrete, warm wood, native flora. Each decision is contextual. Each surface is sincere.
The result is more than architecture—it is a living dialogue between form and environment, a structure that breathes with the rhythm of place.

Family-led and rooted in Baja California Sur, bringing over two decades of experience in land acquisition, project finance, and hospitality operations. Led by siblings Sara, Pillar, and David, the team combines expertise in finance, luxury hospitality, and regional tourism—grounding XKANA in both legal insight and cultural understanding. Their role is foundational: aligning land with legacy.
Maru Serdán
Architect with a Master’s degree in Sustainable Design and Construction from the Universidad del Medio Ambiente and a Bachelor’s degree from Universidad Iberoamericana. She has participated in large-scale public works and restoration projects, as well as in residential architecture and interior design. Her approach integrates sustainability, contemporary design, and a deep awareness of the cultural and territorial context.
